What The Median Price Won't Tell You About Casey Key

Pull up any portal and Casey Key looks like a market you can summarize in a sentence. As of late May 2026, roughly 23 active listings, a median list price near $1.995 million, and an average of about 149 days on market. Those numbers are accurate. They are also close to useless for anyone actually trying to buy or sell here.

Casey Key is an eight-mile barrier island of fewer than 500 homes, sitting between the Gulf and Blackburn Bay south of Siesta Key. Two houses on the same road can be waterfront in completely different ways, priced in completely different conversations, and traded on completely different timelines. The county median treats them as comparable. The market does not.

The Number That Actually Matters

The REALTOR Association of Sarasota and Manatee reported a Q1 2026 median time to contract of 54 days for Sarasota County single-family homes. On Casey Key, higher-end estates more commonly sit for 60 to 120 days, and mispriced listings routinely push past 199. That gap is the first thing a seller has to understand before signing a listing agreement, and the first thing a buyer should understand before assuming a long DOM signals a distressed property. It usually does not. It signals a small buyer pool doing careful due diligence on shoreline, elevation, dock rights, and lot geometry before writing anything.

Public inventory across the island in early 2026 stretched from a $1.35 million buildable lot to new construction approaching $12 million. That is not a market with one median. It is at least four sub-markets stacked on one road.

The Road Project That Is Redrawing The Map

The most consequential thing happening on Casey Key right now is not a listing. It is a construction project.

Sarasota County has authorized a repair effort valued at more than $40 million to rebuild a 0.53-mile stretch of North Casey Key Road damaged during the 2024 hurricane season, with completion targeted for March 2027. The scope covers two segments: a 0.38-mile north segment between 846 and 526 North Casey Key Road, and a 0.15-mile south segment from 332 to 230 North Casey Key Road. The de Moya Group is the lead contractor. In April 2025, Sarasota County commissioners unanimously approved a $2.14 million agreement with the A2 Group for construction engineering and inspection. Most of the work is done by barge, with staging out of part of the Nokomis Beach parking lot near the playground and a smaller footprint at Blackburn Point Park.

For a buyer, this matters in two directions at once. Properties inside the project footprint gain a permanent seawall, sheet piling, and a stabilized roadway system, all covered largely by FEMA reimbursement rather than assessments on adjacent owners. Properties outside the footprint keep the shoreline they have. The U.S. Geological Survey classifies Casey Key as a wave-dominated barrier that has experienced erosion along much of its length, which is why the county's own stabilization page documents recurring voids, revetment failures, and dozens of prior work orders on this same stretch. Buyers who assume the road is a static backdrop are missing the single largest variable on the north end.

Three Islands Inside One Island

Any serious conversation about value here starts by picking a segment. They behave differently.

North End. Reached from the Blackburn Point swing bridge, which dates to 1925 and sits on the National Register of Historic Places. Larger lots, the highest concentration of recent custom builds, and the top-tier estates on the island. Closest to the Casey Key Fish House and Tiki Bar at the foot of the bridge. This is where the shoreline project is happening, and it is where the buyer pool is smallest and most patient.

Mid-Key. The narrow middle stretch where the island tightens between Gulf and bay. The gulf-to-bay ownership pattern is most common here: a single owner with beach frontage on one side of Casey Key Road and a dock on Blackburn Bay on the other. It is the quietest segment of the island and the one that trades least often.

South End. Reached via the Albee Road bridge. Closer to Nokomis Beach, the small low-rise condo cluster near the pass, and the quickest route to Venice. A mix of 1960s cottages and newer rebuilds, trading at slightly more approachable price points than the north.

Anyone comparing "Casey Key comps" without first identifying which of these three segments a property sits in is not really running comps. They are averaging apples, kayaks, and empty lots.

Why Gulf-To-Bay Is Its Own Asset Class

The mid-key configuration where one owner holds title across the full width of the island is genuinely rare in Florida. It typically produces a private walking beach on the Gulf side, deeded across-the-road frontage, and a dock with Intracoastal access on the bay side. Two houses can both be described as "waterfront" on a listing sheet while offering entirely different lifestyles and entirely different insurable risk profiles.

That is why a Gulf-front cottage on a standard lot, a bayfront home with a covered boat dock on Blackburn Bay, and a full gulf-to-bay estate on a half-acre are not substitutes for each other, even when they sit within a few hundred feet of one another. Priced side by side without adjustment, one of them will sit for six months while another goes under contract in three weeks. The market is reading differences the median cannot.

The Friction That Surfaces During The Transaction

Three items catch buyers and sellers off guard here more than anything else.

The first is disclosure. Florida Statute 689.25 requires sellers to disclose known material defects. On a barrier island with documented erosion history, that includes prior shoreline loss, revetment repairs, and any past flood or storm damage. A pre-listing coastal risk and insurance review before signing a listing agreement is not optional in practice, even though it is optional on paper.

The second is documentation. Buyers on Casey Key routinely ask for survey exhibits, dock and seawall records, elevation certificates, and flood-zone letters before making an offer, not during inspection. Sellers who have those documents ready launch cleanly. Sellers who do not spend the first month of their listing gathering them while the market forms an impression.

The third is access during construction. Through March 2027, the north end will have active barge traffic, staging equipment at Nokomis Beach, and periodic closures. That is a short-term inconvenience for a long-term improvement, and framing it that way for a buyer takes local context most agents outside this market do not have.

Questions Worth Asking Before You Tour

Is the property inside the North Casey Key Road shoreline project footprint? The answer changes the insurance conversation, the resale story, and the near-term construction experience. It should be the first question, not the tenth.

Does the parcel span gulf-to-bay, or is it single-sided? A single-owner gulf-to-bay lot is a different asset from a Gulf-only or bay-only lot. Confirm at the survey level, not the listing level.

What is the underlying jurisdiction for short-term rental rules at this address? Rules on Casey Key depend on the county framework plus any deed restrictions or sub-association rules tied to the specific property. Verify the address before assuming an island-wide policy.

Which access bridge serves the property, Blackburn Point or Albee Road? It determines drive time to Venice or Sarasota, which segment of the island the home belongs to, and which comp set applies.

Portal medians will always understate what is happening here, because the variables that drive Casey Key value do not fit in a median.
